Positive: This hotel is located just a block away from Ariake Garden Theater / Mall. The size of the room is a little bit larger than a normal business hotel's. They provide luggage disposal services for 1500 yen.

Negative: The walk to the nearest station, Ariake station, is a decent distance. They do, however, provide free shuttle service to and from the station and specific times.

Summary: Decently placed hotel if you are attending things in the area.
