Positive: Hotel is a 10min walk from Hakata station. Rooms were clean and spacious. Unique experience staying at a "home"-ish place, instead of a traditional hotel. And it was also good to have the whole place to ourselves.

Negative: Due to a last-minute change of plan, we had more family members joining our trip. When I told the check-in staff about this change, she told me that a 3700 yen fee per person per night will charged, regardless of whether the person is a child or adult. We were still within the accommodation limit, so I'm not sure a 3700 yen/person/night was appropriate. Since it's their policy, I paid the extra fee, but it felt more like a penalty. It should help future guests to post a notice about the extra fee policy regarding the change in number of guests. Oh, and the ceiling fan in the bathroom needs some cleaning.

Summary: A place to ourselves, but with a high penalty rate
